Frequently Asked Questions (FAQs)
What is Uberlisting?
Uberlisting is an independent, online service where real estate browsers, buyers, renters, sellers and owners
connect.
Is Uberlisting affiliated with any particular real estate brokerage or organization?
No.
Will Uberlisting submit my listing(s) to any other real estate sites?
Yes. By default, Uberlisting submits all listings to
Google Base for Real Estate
I'm a real estate professional and already have a site. Why should I consider
Uberlisting?
The choice to use Uberlisting is not a choice to abandon all the other things you're
already doing. Uberlisting was designed to make it very easy for our members to
refer to their existing sites from their uberlistings. Also, great effort
was expended to make it simple to link to uberlistings from other sites and
publications. Even more powerful and useful tools for those with their
own web sites are on the proverbial drawing board or in actual development at this
time. Your uberlistings will drive more traffic to your
other sites. From a marketing standpoint, we also believe that there is no
such thing as too much positive publicity for marketed real estate. If the property
is for sale or for lease, we believe that an uberlisting is always
a value add proposition.
I'm selling my home but am already using the services of a real estate professional.
What are my options?
First of all, don't forget that you are (or soon will be) paying this person or
organization to sell or lease out your property. You are in control. If you like
what you see here at Uberlisting, do him or her a favor and
tell your real estate professional
about Uberlisting. It is your right to ask that your property be uberlisted.
Does Uberlisting pull listings from the MLS system?
No, Uberlisting does not pull property information of any kind directly from the
MLS (Multiple Listing Service) system. Most uberlistings created by real
estate professionals, however, are for properties that can also
be found in the MLS system. We encourage uberlisters to add an MLS number to
an uberlisting if one exists, as an aid to potential buyers.
My neighbor across the street is selling her house. Why can't I find it in
Uberlisting?
Uberlisting is a voluntary service of the larger free market. We only
feature those properties whose owners want to pay for uberlistings.
All other listings on the site are provided by our trusted listings providers.
Perhaps we're biased, but we think those listings look great, too.
To our browsers, that translates to higher quality
listings with more pictures, better descriptions and an uncommon amount
of TLC behind each listing. Why not be a good neighbor and
tell her about Uberlisting?
Why should I choose Uberlisting over real estate listing site X?
Perhaps a better question is should you? We made our listing prices
low so that marketing your property wouldn't put a big dent in your budget. Why not
create an uberlisting in addition to your other listings?
We believe that there is no such thing as too much positive publicity for
marketed real estate.
I have a vacation rental property that I rent out when not in use. My family runs
a bed & breakfast that keeps us too busy to spend much time there, however.
Is Uberlisting a good fit?
Absolutely. Vacation rental owners and, yes, even bed and breakfast owners
can benefit from an uberlisting more than just about any other group. A single
uberlisting can be used to market a bed and breakfast or rental property
year-round. Think about it...Uberlisting could potentially
be responsible for renting out your vacation rental to a different person
every day for a year, all for one low price! Further, if you don't already
have a web site for your bed and breakfast, an uberlisting (and the
uberlister home page that comes with each Uberlisting account) could be all
you need.
I'm thinking about selling my home, but haven't decided. I'm not yet ready to call
my real estate professional. What can Uberlisting do for me?
Test the waters. There is nothing binding about an Uberlisting. If you receive
an offer, you do not have to sell.
Create an uberlisting and don't be shy about asking what you
think your property is worth. Gauge interest and test your
asking price, for the small price of a single uberlisting.
After all, it's much easier to turn
down a great, informal offer for your property when you
don't want to sell than it is to deal with
no offers when you do have to sell.
I have commercial property that I would like to list with Uberlisting.
What about commercial listings?
Uberlisting will be launching its commercial listing services in the summer
of 2009. Our commercial listings will include reports, listing pages and
marketing materials designed especially for the commercial real estate
audience. In most situations, however, a standard uberlisting can be created
for a commercial property with no special steps required beyond choosing
"Other" as the property type.
What are the two dots above the "u" in the Uberlisting logo?
It's called an umlaut.
Everything that you could ever want to know about umlauts is available
here
.
Accounts / Billing
What forms of payment does Uberlisting accept?
Uberlisting accepts Visa, MasterCard, American Express and Discover cards.
You may also pay using your PayPal account and the numerous payment options
it enables.
I signed up for a premium/professional account. Will I have to pay some sort of membership
fee next year to keep premium/professional status?
No. The initial listing/sign up fee is a one-time expense.
How much will additional listings cost me if Uberlisting raises its rates?
Your additional listing rate will not be affected if we raise our rates.
Further, if we lower our rates for the membership plan to which you belong,
your rates will also be lowered.
It's just our way of saying "thank you" to our long-term uberlisters.
How much does it cost to upgrade my account?
Upgrades from the standard membership plan to the premium and professional
membership plans are full price, since the standard plan is a one-price-fits-all
plan. Upgrades from premium membership to professional membership cost only the
difference in price between the sign up fees at the time the upgrade is made.
Will I have access to new Uberlisting features as they are added?
Most new features and enhancements to Uberlisting will be made available to existing
users free of charge, automatically and with no additional actions required by
the user (for public features) or uberlister. Professional members will always
have access to the full spectrum of Uberlisting membership features.
I would like to feature/showcase my property after it is created. What are my options?
We like to think that every Uberlisting property is already
showcased. Still, we recognize that many would like to feature their properties
more prominently on the Uberlisting site and in Uberlisting
search results. So...we're going to be offering those capabilities very soon.
